Major mixed-use regeneration

Anchorwood Bank is the most important development site in North Devon. Despite its edge-of-town centre, attractive riverside location, the site had lain dormant and largely unoccupied for many years due to the major challenges presented by the need for significant infrastructure and flood protection works.

The project originated as a Development Agreement in 2010 with the landowner (Sheffield Insulation Group) to promote the 40 acre brownfield site for planning as a 73,000 sq ft foodstore (ASDA), 350 homes and a mix of other commercial uses. After a complex process of value engineering, the redesign of a flood mitigation strategy and, of course, planning negotiation, we secured an implementable planning consent in March 2014, and quickly completed the ASDA subject to planning sale.

During 2015 and 2016, Wessex delivered the demolition of the existing factories, and then a £5.5 million infrastructure package to provide site access, flood protection, a retail development platform and a 600m riverside walk. ASDA accepted its site and opened the store in November 2016.
